Just a few steps from the center of the Langhe town of Dogliani, along a road which leads to the town’s ancient core, a large farmhouse with land.
The house was formerly a monastery that has been converted to a habitation with the passage of time.
The ground floor consists of cellars, a former stable and two store rooms as well as an ancient bread oven where bread was being baked for the inhabitants of the entire neighborhood.
The house is currently divided into two self-contained apartments:
the first floor contains the larger of the two apartments with a kitchen and dining room, a living room opening onto a balcony, two bedrooms, an exceptionally spacious bathroom and a large terrace with access to the garden area.
The second apartment is located in the attic and includes a panoramic terrace, an open space area with a kitchen and a sitting section, a hall, a bedroom and a bathroom.
The house has been restored about 10 years ago.
The land area spreads in front of the house and consists of a garden, a small hazel grove, an orchard and a vegetable garden, the remainder being a gently inclined meadow used by the owner for grazing his horses. The land area enjoys complete privacy and although the property is set in an inhabited area, one is completely surrounded by greenery and can relax undisturbed in whenever the season allows it. Two low-rise sheds are present on the grounds for storing garden tools.
Considering the property’s size and land area we are of the opinion that it would be a perfect match for clients looking to launch a small agritourism-style hospitality business while remaining close to the amenities present in a lively town of the size of Dogliani.
